2006 Penthouse Build-Out

This project was a remodel of a partial build-out that was underway when the owners purchased the condominium.  The space is located on the top floor of a multi-use building in the Portland Pearl District. We were able to incorporate many of the walls that were already in place when the home was purchased.  Changes that were made included deletion of one of the 2 Bathrooms off the Master Bedroom and using the space for a Home Office/Guest Room.  Another change was to reconfigure the Master Bedroom, Master Closet and Master Bath to work more efficiently for the Owners and take advantage of the spectacular view.  

The wall along the east face of the home is lined with a 10 foot wide terrace accessed through continuous 8 foot high sliding glass doors.  We incorporated motor operated sheer drapery to protect the home interior from the intense east morning sun.  The sloping ceiling in the Living, Dining & Kitchen spaces rises from 8 feet at the east window wall to 12 feet at the core of the building.  A 9 foot high by 54 inch deep soffit was introduced at the interior core wall to provide a more human scale to the living areas.

 Illuminated built-in shelves were incorporated under the 9 foot soffit to house the Owner’s special books and art objects.  All the wood in the paneling, casework and doors in the home is from two very similarly grained mahogany logs.  The wood floors in the home are Brazilian Cherry with a dark ebony/sable stain.  The dark floors are a striking contrast to the Owner’s rugs in the Dining Room, Living Room and Master Bedroom.

To avoid a TV on the wall in the Living Room an enclosure was designed to hide the screen in the down position.  The TV dramatically lifts out of the lower cabinet for viewing.  All of the electronic components for the TV and music have been discreetly located behind a flush wood panel on the opposite wall adjacent to the fireplace.  The full height fireplace enclosure, the freestanding structural columns and the exhaust fan enclosure over the Kitchen cook top are all covered in custom finished metal panels designed specifically for this home.  

The Master Bath floors, shower/steam enclosure, tub deck and toilet room accent wall are all surfaced in polished marble tiles.  The steam/shower incorporates a slatted teak grille over the marble surface at the chaise like bench located under operable windows.  The Guest Bath incorporates 12 x 24 inch porcelain tiles on the floor, the shower walls and an accent wall.

Recessed accent lighting has been located judiciously throughout the home to provide general lighting, art accent lighting and task lighting.  The recessed lighting has been coordinated with table and floor lamps so as not to duplicate lighting functions.  The owners moved from a detached traditional home in SW Portland and have never looked back.
